Think of an escrow agreement as a safe harbor for seller and buyer. In accordance with the agreement, the seller deposits the deed to the house and other key documents, while the buyer and lender deposit the purchase price and loan document. A title company examines the deed. Once all conditions of the escrow agreement have been met, the real estate transaction is final-ized.
