Q: What are the MLS Listings?
A: The MLS listings are all the listings that are put out on the market
for any agents who are members of Chaffee County Board of Realtors. RE/MAX
MVP uses the Chaffee County MLS-IDX system to give the RE/MAX MVP client
an unprecedented buying and selling advantage.
Q: Can I rely on comparables to price a house?
A: This may be the only truly analytical way to determine a home price.
However, comparables from several months or a year ago might not give
a true picture of the current value if the market in your area has suddenly
accelerated. In that case, you need to compare current asking and sale
prices for a true snapshot of prices.
Q: What is the difference between a home's appraised value and
market value?
A: Appraised value is a certified appraiser's opinion of a home's worth
at a given point in time. Market value is what price the house will actually
bring at a given point in time. A comparative market analysis, which is
performed by a real estate agent or broker, is an informal estimate of
market value based on sales of nearby comparable properties. Lenders require
appraisals as part of the loan application process; fees generally range
from $200 to $400.
Q: What is the biggest home defect to watch out for?
A: Water damage is the biggest defect to watch for. Many home
maintenance or structural problems are caused by water. Running water
can erode gullies, saturate soil, and trigger landslides and mudslides.
Too much water can cause flooding. Water also causes clay in soil to swell,
damaging foundations. Likely candidates are plumbing or sprinkler system
leaks, inadequate drainage control, or subsurface water or springs. A
leaky roof also can cause significant water damage inside and outside
the house. Once you find the source of any water damage, fix it as soon
as possible.
Q: Do home improvements automatically increase the value of the
property?
A: It depends. After you have invested much money in a home improvement,
it is tempting to believe that your house is worth more than it really
is. Reality can sink in when a home is appraised for sale or refinancing.
Improvements can help increase property value, but prices are more strongly
influenced by market conditions.
Q: What factors should I consider when buying a new home?
A: Before you enter into a contract to buy a new home, find out exactly
what is included in the price. How many of the classy upgrades displayed
in the builder's model will you have to pay extra for? Are the carpets,
light fixtures, doors, and windows the same grade you will get in your
new home? Are window coverings and landscaping included or do you pay
extra for these? An itemized list of finishing details and who will pay
for them should be included in the purchase agreement and should be signed
by you and the builder.

A: Your agent will represent you in dealings with the numerous players
involved in the transaction: the buyers or sellers, their agents, attorneys,
inspectors, lenders, and others. Look for an agent who works well with
you and interacts professionally with everyone else involved in the transaction.
A successful real estate transaction depends on good communication between
all the parties involved, and your agent should help facilitate that and
the flow of paperwork until your purchase or sale is completed.
